After ten years building up and running Ipiutaq as a guest farm, we have decided to venture towards new horizons and change life.

 

We sold the farm and sheep on 9th of December 2019 but our guesthouse and all tourist activities are still for sale.

Ipiutaq guest farm is a traditional sheep farm that, from 2005, has been renovated, developed, modernized and run as a guest farm by a French-Greenlandic family. Since 2007, guests have enjoyed exploring the amazing surroundings, hiking and fishing while staying at the charming and cosy guesthouse.

Ipiutaq guest farm, sheep farming, agro-tourism and arctic char fishing

A combination of sheep farming and agro-tourism with arctic char fishing in amazing surroundings

 

Today, the property is used in combination, for sheep farming with a flock of approx. 270 sheep and for tourist activities including a guesthouse accommodating 6-8 people and a sport fishing concession on Ilua river and lake, one of the best places for arctic char fishing in South Greenland.

 

The farm, owned and operated by the family Devisme-Poulsen for more than ten years, includes a lot of improvements and is in very good conditions of maintenance.

Location

 

 

Ipiutaq guest farm is located in South Greenland, on the Narsaq peninsula, one of the more rich grazing areas in the region, along the beautiful and scenic Tunulliarfik fjord, the “waterway route” of South Greenland, connecting Narsarsuaq international airport to the main towns Narsaq and Qaqortoq.

Ipiutaq is situated alongshore, 40 minutes by boat (30 km) from the airport in Narsarsuaq, Qassiarsuk and Igaliku historical villages dating back to the time of Viking settlements, and 30 minutes by boat (25 km) from the town of Narsaq (1500 people). The farm is not connected by road to other inhabited places, but it is possible to hike in summertime and drive on ice when the fjord is frozen in wintertime.

The area is growing in popularity for agro-tourism due to its history with sheep-farming, its amazing nature for hiking tours and the number of high quality fishing spots for arctic char, especially on the clear water river Ilua under concession and connected to the farm.

Ipiutaq guest farm started as a dream in 2002. From that time, we have always believed that it would be possible to develop this very isolated place to show how Greenland can be open to the world and other cultures, through its own natural and cultural resources.

Sheep farming activities

 

 

A sheepfold in a strong-structured wooden building with a steel plate roof (320 m2, 1987) connected to a round arch hall (new roller door, 2016) as storehouse for fodder and workshop (230 m2, 2011). The sheepfold includes new plastic modular slatted floors built in 2016.

A flock of sheep counting approximately 235 ewes and 8 rams (all of Greenlandic breed, born between 2009 and 2018), including all breeding data on an Icelandic breeding software online (“Fjarvis”) assisted by the Icelandic Farmers Association.

 

Ipiutaq guest farm received the Prize for the best breeding work in 2012, from the Agricultural Advisory Service of Greenland, the reason of this prize was the priority given to the breeding work as new started sheep farmers.

 

Ipiutaq guest farm was the farm that, in 2011, had the higher average of slaughterweight among all farmers in Greenland, with 18,5 kg per lamb.

 

Ipiutaq guest farm received 2 times from the Young farmers Association, the Prize for the best meat quality in the flock according to the EUROP classification, with more EUR in the carcases conformation class (67,58 % in 2012 and of 45,03 % in 2015).

In Greenland, there is no individual land ownership. Allotments are granted for each plot or “open land”, with rights to use the land for a specific usage.

Three allotments for development of the farm:

 

one allotment on “open land Ipiutaq” for agricultural activities and allowing tourist activities, including buildings, fields, drains, ways and windmill,

 

one allotment for the way (dirt road) connecting the fjord side and the valley,

 

one allotment on the valley for agricultural activities including one field (2,09 ha) and a huge potential area (over 40 ha) for development of new fields around the river and lake.

A licence on a common grazing area allotment for sheep (170 km2 between Narsaq and Qassiarsuk) shared with 6 other farms, the more fertile grazing area of South Greenland.

Tourist activities


 

A charming wooden cottage guesthouse, located near the fjord that can accommodate up to 6-8 persons (57 m2, 4 rooms). Originally from 1965, the house is fully renovated in 2013-2014 with a steel plate roof, new insulation and all modern comfort, such as heating system, bathroom and toilets.

Common equipment

 

 

A water-supply system including a reservoir of raining water (6000 to 8000 litres) located above the fields, with 2 meters underground insulated and warm-cabled pipes connected to dwelling house and guesthouse, a pump and an extra water-tank of 1000 litres in the dwelling house.

 

An electric supply system consisting of a diesel powered 12 kW generator (Lister Petter) integrated with 5 solar panels, a windmill (20 Amps per 40 knots) and 10 batteries 230 AmpH.

 

A modern three chambers septic tank with a fully biological wastewater treatment system (capacity: 4000 litres/8 inhabitants) built in 2008, connected to the dwelling house and the guesthouse.

A dwelling house

 


The wooden “classical Greenlandic house” (80 m2, 4 rooms, 2000) can be used as private house with potential bed & breakfast facilities. The house is well maintained, with all comfort, new windows (2012) and a renovated kitchen (2014).

The price for the property Ipiutaq and all assets of the firm Ipiutaq guest farm, including agricultural and tourist activities, is 3.485.000 DKK (approx. 468.480 EUR).

Depending on the citizenship, legal status in the country and profession of the buyer, there are some possibilities of financial support and loans from the Government of Greenland, and possibilities to take over the current loans and debts as well,
which would make the "required capital" much lower (agricultural "ESU loans" and housing "INI loans", partly self-amortizing without interest).
